An independent hotel profit audit, from the owner's side.
Revenue can grow while profit shrinks. The audit reads twelve months of your numbers and guest scores together, ranks what is costing you most, and gives you a plan with owners and dates.
For owners, ownership groups, lenders' and investors' representatives, and asset managers of hotels in Ontario.
When owners ask for a profit audit
GOP is below budget
Occupancy looks fine but the margin does not. Something between revenue and profit is leaking.
Before a budget cycle
An independent baseline before the operator's budget is approved.
After a change
A new GM, a new brand, a renovation or a new management contract.
Before buying or refinancing
A practical operator's read of where the asset's profit really comes from.
Where the audit looks for leakage
Net ADR
Rate after commissions, discounts and packages, not the headline number.
Channel mix
Cost of acquisition by channel and the realistic direct-booking opportunity.
Labour
Hours per occupied room, overtime, and schedules against forecast by department.
F&B contribution
Covers, average check, menu mix, banquet contribution and purchasing.
Undistributed costs
Sales, marketing, maintenance and utilities against what the hotel actually needs.
Guest and brand scores
Where service gaps are costing repeat business or rate.

What is a hotel profit audit?
An independent review of where a hotel's gross operating profit is being lost — rate, distribution cost, labour, food and beverage and overheads — ranked by financial impact, with a plan to fix the biggest causes first.
How long does it take?
The remote revenue diagnostic takes five business days once the data is received. A full on-site commercial and operational audit is scoped in writing and usually takes longer.
What data do you need?
Twelve months of occupancy, ADR and RevPAR; segment and channel mix; the P&L by department; labour hours; and guest review scores.
Is the audit confidential?
Yes. Findings are shared only with the people you name, and the work is contracted through Greenmountains Trade Ltd. under a written scope.
